Real Estate at its core...
Present Equity (PEQ) was formed in order to capitalize on underperforming real estate assets during the recession of 2008. At a time when the US economy was virtually shut down to normal property transactions, PEQ levered its expertise, market knowledge and available capital to acquire retail, multi-family and individual residential units (condominiums and Single-Family homes). Leveraging its principal's 20+ year experience in commercial real estate investment and operation history.
In some cases, properties were purchased pre-foreclosure, and stabilized, allowing the original occupants to remain in residence while relieving the pressures of evictions.
As the local economies recovered, the company’s focus shifted towards value-add retail, and multi-family- defined as having some vacancy or below market rents. Properties are purchased by placing responsible debt, yielding an immediate cash flow from current occupants.
Present Equity Advisors, is a full service brokerage and asset management platform, which operates all of the assets, and provides third party advisory & consulting services for retail properties in Florida.

Locations: Primary Florida markets including South Florida, Orlando, Tampa and Jacksonville. Secondary markets considered in the south east United States.

Value Add Retail & Small Bay Warehouse Investments
Single story Retail strip centers (anchored or unanchored) in FL and the South East United States’ major metro markets, signalized intersections preferred, but mid block with a dedicated turn lane from both directions considered.

3-mile population densities of at least 70,000 people and AHHI’s above $60K

Some vacancy preferred, and below market in-place rents a must, for upside which can be unlocked over a 5-year term (or less)

Well-located intersections with good visibility and good access
